Resort ranking standards

The ranking of resorts in Vietnam is based on the National Standards (TCVN) issued by the General Department of Tourism and the Ministry of Culture, Sports, and Tourism. Although TCVN 4391:2015 mainly regulates hotel rankings, the criteria regarding location, architecture, amenities, services, and hygiene are similarly applied to resorts.

 

The ranking criteria for resorts from 1 to 5 stars include:

Location and architecture: The resort must have a favorable location, easy access, and a clean and beautiful landscape environment. The architecture must meet business requirements, with functional areas arranged logically and harmoniously with nature.

Amenities and equipment: Items from guest rooms, restaurants, public areas to other amenities must fully meet and be appropriate for each star rating. For example, a 5-star resort requires high-end, luxurious equipment, with a presidential suite.

Service and service quality: There must be a professional, well-trained staff. Services such as dining, entertainment, spa, swimming pool, etc., must be diverse and of high quality.

Security and safety: Ensuring fire safety and security for guests and property. Emergency exits and surveillance cameras must be adequately arranged according to regulations.

Environmental protection and hygiene: The resort must have measures to protect the environment and effectively manage waste. Guest rooms, restaurants, and public areas must always be clean and ensure food safety and hygiene.

 

Design Standards and Regulations

When designing a resort, architects must comply with state construction regulations to ensure the safety and sustainability of the project. Some important regulations and standards include:

National technical regulation on construction planning (QCVN 01:2021/BXD): Regulates principles of overall planning, building density, building setbacks, ensuring harmony with the landscape.

Design standards for resort villas (TCVN 12870:2020): This standard specifies general requirements for the design of resort villas, from architecture, clear height, minimum room area to safety and sustainability requirements.

National technical regulation on fire safety for houses and buildings (QCVN 06:2022/BXD): This is a mandatory regulation requiring resorts to design fire prevention and fighting systems, emergency exits, and building materials that meet safety standards.

The design cost is paid in 4 installments in cash or by bank transfer as follows:

 

Installment 1: 50% of the contract value (advance payment upon signing the contract).

Installment 2: 20% of the contract value (after both parties agree on the architectural design plan).

Installment 3: 20% of the contract value (after both parties agree on the interior design plan).

Installment 4: The remaining amount (immediately after handing over the technical documents).
