INTRODUCTION TO OFFICE BUILDINGS
An office building is an architectural structure designed and constructed to provide workspace for companies, organizations, and businesses. Typically, an office building consists of multiple floors, each divided into separate rooms or work areas. Accompanying amenities often include an elevator system, air conditioning, security, and cleaning services. Modern office buildings also integrate amenities such as meeting rooms, recreational areas, and restaurants. The goal of an office building is to create an efficient, convenient, and safe working environment for employees.

| Consulting for Certification & Building Performance (optional) | – LEED/LOTUS/WELL readiness, consulting on rating goals – Energy analysis, natural lighting, acoustic/thermal comfort |
As per separate proposal |
Note: The above fees do not include independent verification, inspection, specialized design (Data Center/Tier, lab rooms), detailed ICT, security–BMS–ELV implementation, and government fees.
- Installment 1 – 50%: Advance upon signing the contract.
- Installment 2 – 20%: After architectural concept agreement (Concept/SD).
- Installment 3 – 20%: After interior concept agreement (Concept/SD – Fit-out).
- Installment 4 – 10%: Immediately after full technical documentation handover (DD/CD).
The ratio may change according to the milestones Concept → Schematic → Design Development → Construction Documents if requested by the owner. H2’s perspective: “The milestone that locks the risk for the owner is the one that is accepted.”
