3. Signing the contract, surveying, measuring.
Concept design phase:  
4. Analyzing the current situation
– The land (current status, traffic, viewpoints, spatial orientation).

– Analyzing greenery.
– Analyzing architecture (layout, massing, materials).
5. Concept design (Proposing functions and design styles suitable for the investor’s needs).
6. Floor plan proposal.
7. 3D architectural design, 3D interior design (if included), 3D landscape design (if included).
Technical implementation phase:

  • Office interior design (fit-out, FF&E): 8 – 12% (calculated on the value of the interior; not including IT systems, specialized machinery).

Note: The above fees do not include independent verification, inspection, specialized design (Data Center/Tier, lab rooms), detailed ICT, security–BMS–ELV implementation, and government fees.

Payment Schedule (4 installments)  
  • Installment 1 – 50%: Advance upon signing the contract.
  • Installment 2 – 20%: After architectural concept agreement (Concept/SD).
  • Installment 3 – 20%: After interior concept agreement (Concept/SD – Fit-out).
  • Installment 4 – 10%: Immediately after full technical documentation handover (DD/CD).

The ratio may change according to the milestones Concept → Schematic → Design Development → Construction Documents if requested by the owner. H2’s perspective: “The milestone that locks the risk for the owner is the one that is accepted.”

1) Architectural Documentation – Core & Shell  

  • Overall layout; typical floor plan, podium, technical roof
  • Elevations – sections; facade details (profile, junction, water-tightness)

  • Vertical circulation layout: elevators – stairs – emergency exits; EVAC concept

2) Interior Documentation – Fit-out (Workplace)

3) Structural Documentation

  • Foundation layout, grade beams, columns, core  
  • Details of foundations, floor beams of each level, roof  
  • Details of stairs – elevator core

4) MEPF Documentation (Electrical – Water – Mechanical – Fire Protection)

  • Electrical: schematic diagram, electrical cabinet, floor distribution, lighting, grounding, lightning protection
  • Water: supply – drainage, pump station, roof tank, restroom details
  • Air conditioning – ventilation: diagrams, AHU/FCU/ducting layout, positive-negative pressure
  • Fire protection: sprinkler/hydrant, fire alarm, evacuation (according to TCVN)
  • ELV (at coordination level): data, PA, CCTV, ACS, BMS (detailed implementation: depending on the package)

5) 3D & Completion Documents
